Elecor Properties announces major transformation of 1633 Broadway, a reimagined midtown office tower

NEW YORK, September 16, 2026 — Elecor Properties today unveiled plans for a significant transformation of 1633 Broadway, including an expanded and reimagined lobby and more than 40,000 square feet of exclusive tenant amenities that will bring new hospitality, wellness, meeting and gathering experiences to the 2.5 million-square-foot Midtown Manhattan office tower.

The project will introduce new amenity destinations on the second and 17th floors while transforming the building's arrival experience. It represents the latest investment in Elecor's broader capital improvement strategy across its New York and San Francisco portfolio, as the company continues to invest in high-quality workplaces designed around how tenants work, connect and come together.

The transformation begins at the building's entrance, where an expanded, light-filled lobby will feature new finishes, an enhanced arrival experience and a curated art program. The second floor will become a new hospitality and social destination featuring a coffee bar and grab-and-go offering, Broadway Bar, a lounge and flexible gathering and event spaces, including The Steps, set beneath soaring 24-foot ceilings. On the 17th floor, tenants will have access to a new atrium, training and conference facilities and Redeye Suites, providing additional flexibility for meetings, events and needs that extend beyond the traditional workday.

The new amenities will complement 1633 Broadway's expansive 37,000- to 54,000-square-foot office floors and panoramic views across Manhattan. The transformation will be delivered in phases beginning in 2027, with the full program expected to be completed by mid-2028. The property is LEED Gold and Fitwel certified.

Located at 1633 Broadway in the heart of Midtown Manhattan, the 48-story, 2.5 million-square-foot office tower is situated between West 50th and West 51st Streets, steps from the 1 train at 50th Street, multiple subway lines serving Times Square and Columbus Circle, and the neighborhood's premier dining, hotel, and cultural destinations.

The announcement comes as Elecor continues to invest in differentiated workplace experiences across its New York and San Francisco portfolio. The company and its key joint venture partners previously announced approximately $250 million in planned capital improvements, including significant amenity and hospitality-focused upgrades at 1633 Broadway and 712 Fifth Avenue in New York and One Market Plaza and One Front Street in San Francisco.
